A:   We are Dion and Laura, the owners of Bristol Home Buyers. We are experienced real estate investors who have helped home owners all over Connecticut with their real estate problems for over a decade. Q:  What do you do?
A:   We buy house in all over the state of Connecticut, no matter the condition or situation the homeowner may be in. If you don’t want to deal with the irritation and hassle of a traditional sale, need to sell quickly, and/or don’t want to deal with the added expenses of a traditional sale with a real estate agent, we are a great option. Q: Is a real estate investor/ “We Buy Houses” company right for me?
A:   Honestly, not every home owner that we purchase from is in a rush or desperate to sell their property at all. But every owner that we work with does get an easier, hassle-free transaction, so even if you aren’t in any rush to sell, you know what you are getting when you sell to us. Q:  How do you determine the price to offer on my house?
A: It all starts with a CMA ( Comparable Market Analysis). We will provide you an offer based on the comparable sales in your neighborhood.  We look at all the houses that have recently been sold within a 1 mile radius of your house, that are very similar (comparable) to your house, (same square footage, number of beds/baths etc. )neighborhood.  Additionally Eric is a certified licensed real estate appraiser with extensive knowledge in real estate valuation.

Of course, we look at the location of the house. Is it located in a quiet cul-de-sac or is it located on a busy street.  And what condition is your house currently in? Does it need $50,000 in repairs or just cleaning and painting? We pride ourselves in being transparent and honest so we will explain exactly how we came up with our offer. And we’ll answer any questions you have about our offer, selling your house, or about the closing process. We are real estate buying professionals, and we’re glad to share our process with you.

Our goal is to allow you to receive the highest possible amount for your property while still having the purchase make sense as an investment for us.  We are seeking a Win-Win situation!  More often than not, you can net MORE MONEY by selling to us than by listing the property and selling with a realtor.

Q:  If you provide me an offer, am I obligated to take it?

Q:  Are there any fees or commissions to work with you?
A:  You will NEVER have to pay any fees or commissions to us if we purchase your home. We want to make the process easier and less stressful for you, so we will pay the closing costs on the transaction, too. When you sell to us, we pay for everything, so you keep more cash in your pocket.

Q:  Who will pay the closing costs? Will it cost me any money?
A:   Unlike a traditional home sale, we will pay all of the closing costs associated with the transaction. Working with us won’t cost you any money out of pocket. We don’t charge a commission like a traditional real estate brokerage, and there are no fees to sell to us.

Q:  How fast can you buy my house?
A:   We can complete a sale in as few as 7 days, or you can choose a different date that works for you. We always work to accommodate your needs and timelines. A week, a month or two, whatever you need. We can also work with you if you need more time in the home after the closing date. We want to make the process work for you, so that your move can be as painless and stress free as possible.

Q:  What happens next if we accept your offer?
A:   We will open Escrow immediately. Our attorneys will then provide you with any paperwork to complete.  Once all parties have all the necessary completed paperwork, we will wire the closing funds.  It only takes us one day to wire the closing funds to the Title Company.  Once Title receives the closing funds, they will record the sale.  After Title records the sale, the attorney will wire your closing proceeds to your bank account or you can pick up your check at the attorney’s office.  After you confirm the money is in your bank account, we meet you to get the keys.  Cash in your hands, property off your hands.  It’s really that simple!

Q:  Do I need to clean before I move out?
A:  Nope. Don’t worry about anything. Take what you want and leave the rest for us. And we mean it. Trash, food in the fridge, clothes on the floor, mattresses, desks, furniture, whatever you don’t want. We want to make this as easy as possible for you.  Please take what you don’t want and let us deal with the rest.

Q:  How are you different from a real estate agent?
A:  Real estate agents are sales people who work on commission. That’s not a secret. So agents ask homeowners if they’ll hire them to find a buyer for their home.

However, we are the home buyer. We purchase houses directly from homeowners. We skip the entire “agent” process and jump immediately to the offer and closing on your property you have for sale in Connecticut. So an agent is not necessary because you have already found us! You have just saved yourself 6 percent commission. That’s tens of thousands of dollars!

Many home owners may not understand the pros or cons of selling your home on the MLS. We can help you with this.

We can buy your house so you do not have to deal with it any longer. We can take on the responsibility and pay for everything to make sure it is up to code, remodeled properly, and repaired correctly. We do that after we purchase your house. Q:  Is there any obligation when I submit my info?
A:  No. There is no obligation.

After you submit your info, we may need to ask you a few questions about your property. Then we can give you a proper offer.

After we give you our offer, it’s up to you to accept our offer. We will not pressure you or hassle you. But we will answer any questions that you have because we want you to be able to make the best decision for you and your family.
